Walls and pipes are damp but there’s no trail from a crack, and it’s worst in humid weather. Warm air is meeting cool concrete. This is a humidity problem, not a water-entry problem.

Why every website gives you a different average.
If you have been googling this, you have already noticed the numbers don’t line up. Angi puts a typical waterproofing job at $2,461–$8,201 (May 2026). Fixr says $3,000–$10,000 (Feb 2026). HomeGuide says $6,000–$18,000 (Jan 2026). This Old House quotes $12,447–$14,833 for a 1,000 sq ft basement (Mar 2026).
They are not contradicting each other — they are answering different questions. One is averaging every job including $600 sump swaps; another is pricing a full perimeter system on a large basement. That is why we publish the ladder above instead of a single number: the honest answer to “what does a wet basement cost” is “which row are you on?”
What this means for you: when a contractor quotes $11,000, ask which row it buys. If it is an interior drainage system on a big basement, that is a real price. If it is a dehumidifier and some sealant paint, you are being robbed.
What moves your number up or down.
Foundation type. Poured concrete is seamless and cheaper to waterproof. Block foundations have mortar joints at every course — many more entry points, so more repair points and a higher bill (Angi, May 2026). Stone foundations are the most expensive of all (HomeGuide, Jan 2026).
Basement size. Most methods are priced per square foot or per linear foot, so a 1,200 sq ft basement simply costs more than an 800 sq ft one for the identical fix (HomeGuide, Jan 2026).
Age of the house. Pre-1950s homes often lack proper footings or rebar, which can mean structural work before waterproofing even starts — budget $2,000–$8,500 for foundation repairs in that case (This Old House, Mar 2026).
Soil and region. Clay soils hold water against the foundation and demand more drainage than sandy soils; high-rainfall and high-water-table regions need bigger systems (HomeGuide, Jan 2026). It is exactly why Denver’s expansive clay makes basement work chronic there.

Genuinely worth doing yourself: cleaning the gutters, extending the downspouts several feet from the house, running a dehumidifier, sealing a small stable crack with a kit, and improving the slope of soil so it falls away from the foundation. These are cheap, and in a meaningful number of wet basements they are the entire fix.
Call a professional the moment water is coming in under pressure — at the wall-floor joint, through the floor, or repeatedly after rain. Drainage systems, sump installation and any excavation are professional work; so is anything involving a horizontal or growing crack, which points to a structural problem, not a water problem.
Do not let anyone sell you a waterproof coating as a cure for hydrostatic pressure. Paint on the inside of a wall cannot resist water that is being pushed through the wall from outside. It is the most common way homeowners waste $1,000 and lose a year.
Insurance: sudden accidental events like a burst pipe are usually covered; gradual seepage, settling and maintenance-related water are usually excluded (HomeGuide, Feb 2026). Some policies cover sump pump failure only if you have bought a specific rider. Read your policy before you assume.
