Seepage is the quiet one. No flood, no puddle you can point at — just damp patches, a musty smell, and white chalky powder on the wall. It is water moving through the concrete, and it is the problem most often “fixed” with the wrong product. Repairs run $250 per crack to $4,000–$17,000 for a drainage system.

Efflorescence: your wall telling you it’s wet.
That white, chalky, powdery deposit on the concrete has a name, and it is not harmless dust. Efflorescence is what’s left behind when water soaks through the wall and evaporates on the inside face, depositing dissolved minerals as it goes (Fixr, Feb 2026).
What it proves. Water is actively moving through your foundation right now. Not last year. Now. You can scrub the powder off and it will come back, because the powder is a symptom and the water is the cause.
What it does not prove. Efflorescence alone does not mean you need a $10,000 drainage system. It means investigate, not panic.

Why the sealer peels off in a year.
Waterproof coating costs $2–$10 per square foot (HomeGuide, Jan 2026) and looks like the obvious answer to a damp wall. Sometimes it is. Against genuine capillary seepage under pressure, it is not.
Here’s the mechanism. The water is not sitting on the wall; it is travelling through it, driven by pressure from saturated soil. A coating on the inside face puts a film in front of that water. The water keeps coming, pressure builds behind the film, and the film blisters, cracks, and peels — taking your weekend and your $600 with it.
This Old House is blunt about the maintenance reality even where coating is appropriate: the paint needs reapplying every five to ten years, and if you skip the preparation — thorough cleaning, crack repair, proper curing conditions — it will peel within months (Mar 2026).
